Anjung Sari Residences is a luxury residential development located strategically in the fast developing township of Bandar Setia Alam.

The project consists of three-storey superlink homes, semi-detached homes and bungalow residences which embody the philosophy of gracious, community living while offering the pleasures of a refined, luxurious lifestyle.

PROJECT TITLE: Buckingham-By-The-Sea Resort City
PROPERTY CONSTRUCTION: Township / Residential Development

An approved project of 312 acres of beachfront land with 3.7 km of the finest beach. This has been valued for RM600 million by a licensed valuer and KSF Holdings Sdn Bhd own 30% of the land, besides being entrusted with the management of the development. It is estimated that the GDV for the whole development should be in the region of RM6 -7 billion.

Buckingham-by-the-Sea Resort City is a fully-integrated, world-class beachfront resort township development in the dynamic state of Johor, at the south-eastern tip of Peninsular Malaysia. The site is almost contiguous to “Desaru Coast” – a mega integrated resort zone currently being developed by Khazanah Nasional Bhd, the Malaysian Government’s Sovereign Fund.

With a 3.7 kilometers of white powdery sandy beach facing the South China Sea, this integrated tourism resort township will include luxury boutique hotels, beachfront villas & residences, theme parks, elegant lifestyle shopping and restaurants, international schools, Medical & wellness facilities, an inland and ocean marina etc. It is a Venetian-themed development with beach and canal front buildings and residences throughout the project.

The Buckingham-by-the-Sea Resort City development encompasses the best in sea front luxury real estate with an aesthetic and comprehensive network of canals traversing the entire development.

An integrated world class tourism township and the ideal beachfront resort paradise, Buckingham- by-the-Sea Resort City is an elegant resort township comprising of bungalows, villas, townhouses, condominiums, shops and more located on a 312-acre piece of land fronting 3½ kilometres of Johor state’s finest powdery white sand beach and turquoise waters.

It is located just five minutes north off Desaru, Johor and only 45 minutes drive from booming Singapore. The site is also very easily accessible by sea via a 15-minute ferry ride from Changi Point, Singapore to the nearest Malaysian port of Tanjung Belungkor. Both ports have their own Immigration checkpoints for convenience.

PROPERTY CONSTRUCTION: Hospitality / Resort Development

This is a wholly family-owned company in which KSF Holdings has the controlling share — 55%. At present, it owns two small luxury resorts at Lang Tengah Island, Terengganu and Sibu Island, Johor.

However, the company’s owners decided more than 30 years ago to go in a big way into the Tourism and Hotel Industry. As such, over more than 30 years they bought some the most beautiful beach lands in Malaysia. As a result they now own some of the most beautiful beach lands in Perhentian Island, Kapas Island (Terengganu). Besar Island, Tinggi Island, Sibu Island, Pemanggil Island (Johor), Tioman Island (Pahang), Langkawi and also in Port Dickson. The total value of these lands are estimated to be RM 653 million.

On these lands only one resort is developed in Langkawi and One Small Luxury Resort in Redang Island, Lang Tengah Island (Terengganu), Besar Island and Sibu Island (Johor). The rest are all virgin beach lands.

The company has engaged a Panel of Consultants to draw up plans for all the vacant lands into world class resorts and it is envisaged that between a period of 6-12 months all the proposals for the development of all these lands should be approved. With these approvals it is envisaged that the value will grow up 50% to 70%. Please see Appendix on Permata Sentral for details.

JB CAPITAL (JBC) INTEGRATED DEVELOPMENT

PROJECT TITLE: JB Capital (JBC) Integrated Development
PROPERTY CONSTRUCTION: Upcoming Projects

JB Capital Sdn Bhd, a company incorporated Malaysia on 16th February 2009 to develop an integrated commercial development on a 24 acres prime land in the heart of Johor Bahru City, combining retail, leisure, hospitality, dining and entertainment. It is already approved for development. The land has been valued for RM582 million and the GDV for the development is estimated to be RM5 – 6 billion.

The proposed development is located along Jalan Yahya Awal an approximately 2km to the north-west of Johor Bahru City Center. The project is approved for a landscape park, a retail mall, two grade-A office towers, two five-star hotels, two high-end service apartments, a wellness hub with private international specialist facilities, a learning hub with private international colleges, a world class MICE facilities (Meeting, Incentive Conference and Exhibition) Convention Centre, as well as an indoor theme park and Oceanarium, showcasing the world‘s best aquatic life.

JB Capital Sdn Bhd has teamed-up with Ken Holdings Bhd (Public Listed Co.) to jointly develop this land for which the joint venture company would be entitled to 18% of the GDV. KSF Holding’s share in the revenue is 25%.
